An innovative scheme from a housing trust has seen three
self-build plots to market in Monreith this week at a cost of just £17,500 each.
Dumfries and Galloway Small Communities Housing Trust (DGSCHT) is selling three serviced self-build plots in of Monreith targeted at local people in need of housing including first time buyers or those needing a larger house but who are unable to afford open market prices.
Jamie Dent from DGSCHT said: “Self-build can result in considerable cost savings and can mean anything from the buyer building the whole house themselves to employing tradesmen to carry out the work.
“The more work done by self-builders, the greater the savings and this makes it very attractive to those with the relevant skills.

The plots are fully serviced with an access road and water, electricity and sewerage connections on site. Planning permission is in place but the actual design of each house will have to be approved by the council.
Jamie added: “The trust may be able to provide some assistance with planning advice, project management and help approaching mortgage lenders and architects. There is also potential for the payment for the plot to be deferred until the end of the build to help with cash flow.”
The project is supported by Dumfries and Galloway Council who has assisted with funding to help pay for servicing costs. The plots will be sold with some restrictions on resale to ensure that the discounts provided can benefit future generations of local people. Purchasers will be required to meet certain criteria concerning their connection to the area, financial status and ability to complete the project.
